Most of this work comes from the postwar brick-veneer and family homes that fill the suburb. At the last census, 26.7 per cent of households here owned outright and another 40.5 per cent were paying off a mortgage. Owners upgrade, and the vanity is usually first cab off the rank.

We handle the whole water side of the swap. For bigger jobs, our bathroom plumbing page sets out the full range, and the Banyo home page lists everything we cover across the suburb.

Minor Work or Notifiable Work for a Vanity Swap

Only a licensed plumber may connect a vanity, because Queensland treats the water and drain connections as regulated plumbing work. An owner does not fit one themselves.

The work falls into two categories:

  1. Minor work

the new vanity or basin goes back where the old one sat. A QBCC licensee does the job, with no permit needed and no Form 4 to lodge.

  2. Notifiable work

a fresh basin, an extra bowl on a double unit, or one shifted along the wall. No permit from council, but the licensee lodges Form 4 with the QBCC inside 10 business days of finishing.

Two situations sit outside those categories. An apartment owner should ask the plumber whether the job is notifiable, because some apartment jobs run deeper and need a permit from council. A tenant needs the owner or agent's written approval on a Form 23 before fixing anything to the property.

From Disconnect to Leak Test Under the Basin

The plumber unhooks the tap and waste, feeds the new tap through an isolation valve on each line, runs the drain through a trap, then checks every joint for drips.

Each part has a job:

  1. Isolation valves

one on each supply line, so the basin has its own shut-off and the whole place keeps running.

  2. Trap

keeps a water seal so sewer gas cannot come back up the waste.

  3. Basin waste

picked to match the basin, either pop-up or plug-and-chain, with an overflow connection where the basin has one.

One certification rule covers the new tap itself. Taps are plumbing products, so the one we fit carries WaterMark certification and registration under the Water Efficiency Labelling and Standards scheme.

Wall-Hung or Floor-Standing Vanity

A wall-hung vanity hangs off the wall behind it, and that wall has to be built to carry the weight. A floor-standing vanity sits on the floor and tucks the pipes away inside the cabinet.

Each style suits a different bathroom:

  1. Wall-hung

opens up floor space and shows the floor, but needs reinforcement fixed in the wall first, with the pipes set to the heights the unit needs.

  2. Floor-standing

simpler to install, though a slow drip inside the cabinet may go unnoticed until the base swells.

Basins come in three mountings. An above-counter bowl stands on the benchtop, a semi-recessed bowl drops partly into it, and an undermount bowl is glued and sealed under the bench, so that cut-out needs precision.

The set-out is checked before you order anything: how many tap holes the basin takes, and where the waste and supplies land. Switching between a mixer and separate taps means reworking the holes and the feeds, so that decision belongs early, not after delivery.

What Changes the Price of a Vanity Swap

The price comes down to where the new unit goes, whether the feeds or the drain have to move, the tap and fittings, and the room at the connections.

One paperwork cost can appear. When an extra or shifted basin makes the job notifiable, the licensee lodges Form 4 and pays a lodgement fee to the QBCC, and can pass that fee and the admin time on to you.

The quote settles the figure once we've looked at the job in person, and it is flat-rate pricing with no hidden fees.

Banyo Bathrooms and Old Supply Lines

The bathrooms we open up here mostly date from the 1960s through to the 2000s, and the older end of that range brings mixed pipework with it. Renovations around the station splice copper straight onto galvanised line, and those mixed joins weep where nobody sees them, so connecting a new vanity sometimes means reworking the feeds at the same time.

Compact bathrooms are the other constant. A tight set-out behind a small vanity leaves little room for hands and tools, which is exactly the kind of access question we answer on the spot before quoting. If the shower is part of the same upgrade, our shower repairs page covers that work, and bathroom renovation plumbing sets out the full sequence for a complete rebuild.

How Our Vanity Installations Work

  1. 1

    Call or message us

Ring (07) 3523 6417 or use the form and describe what's going on in Banyo. A few details up front mean the right gear comes on the first trip.

  2. 2

Check the set-out and the feeds

We check the old unit's footprint, confirm where the feeds and the drain sit, and look at the wall or floor the new vanity mounts to. That tells us whether the job stays minor or needs a Form 4.

  3. 3

    Fixed quote, then the work

We give you a fixed quote before any work starts. It's flat-rate pricing with no hidden fees, and we only start once you approve it.

  4. 4

    Settle up your way

Card and EFTPOS payment on site when the job's finished, or Fix now, pay later if that suits you better.

Vanity and Basin Questions From Banyo

Call (07) 3523 6417

Do I need a plumber to install a vanity in Banyo?

Yes, because connecting the water feeds and the drain is regulated plumbing work in Queensland. The QBCC's owner summary lists fixing or replacing fixtures as a job for a licensed plumber or drainer, and a basin does not appear among the few unregulated tasks.

Can I install a bathroom vanity myself?

No, not the water side. Hooking up the tap, the feeds and the drain is licensed work, so a licensed plumber does the disconnecting and the connecting. Cabinet assembly is separate, but the water connections stay with the licence.

Is a vanity swap minor work or notifiable work?

A like-for-like swap, back in the old position, is minor work: no permit, no Form 4. An extra or shifted basin makes the job notifiable, so the licensee lodges Form 4 with the QBCC inside 10 business days.

Can just the basin be replaced and the vanity kept?

Yes, when the basin is separate from the top. Where basin and top are one moulded piece, both go together. Either way the plumber hooks the tap and waste back up.

Can a tenant replace a bathroom vanity in a Banyo rental?

No, not without written approval first. Before fixing a fixture to the wall or making a structural change, a tenant gets the owner or agent to sign off on a Form 23. A fair request cannot be refused without good reason.
